In this age of lender consolidation, Internet based lending and centralization of appraisal ordering, appraisers are finding themselves becoming more distant from an increasing percentage of their clients. Appraisal management companies have stepped into this void, and in so doing, have taken a significant portion of the appraiser’s fee. The AMCs now are the ones that have the relationship with the large national lenders. In addition, new regulations from FHA, Fannie Mae and Freddie Mac prohibits lenders in some cases from dealing directly with appraisers.
IRR-Residential was formed in response to this trend by bringing together the best local residential appraisers into a national company of independently owned and operated offices that can re-establish a direct relationship with clients, thus increasing revenue to local firms.
